National TM44 programmes

National compliance, under control.

For large estates, the challenge is not the individual inspection. It is knowing what is due, building a workable programme, coordinating assessors and keeping every site compliant without creating an administrative burden for the client.

We don't need to start with a perfect compliance schedule.

Using publicly available estate information and TM44 register data, Ecotec can help identify existing reports, establish likely expiry dates and build a forward programme for large portfolios. From there, we manage delivery through survey, reporting, lodgement and client-system close-out.

1

How do we establish what is due?

We begin by building a working estate register and matching site information against publicly available TM44 records where these are available. This allows us to identify existing reports, establish expiry dates and flag locations where the compliance position needs further review.

The result is a clear starting point: what is currently compliant, what is approaching expiry and what needs attention first.

2

How do we build the survey schedule?

Once due dates are established, we create a forward programme that prioritises expiry dates while also considering geography, site access and operational constraints.

Because the renewal dates are known in advance, surveys can be planned months ahead and, where possible, targeted for completion around two months before the existing report expires. This creates a useful buffer for access issues, report production and lodgement.

Sites are grouped efficiently so assessors are not repeatedly travelling back to the same areas. This reduces cost, travel time and carbon emissions while improving programme resilience.

3

How do we manage thousands of sites?

Scheduling, site liaison and programme administration are coordinated centrally, with every location maintained against a clear programme status. Planned attendance, access arrangements, survey completion, report status, lodgement and close-out are all tracked through the programme.

This gives the client a single view of the programme rather than thousands of disconnected jobs, and allows exceptions or access problems to be identified early.

4

How do we allocate assessors?

With the programme planned months in advance, work can be allocated according to geography, assessor competence, site complexity, access requirements and delivery deadlines rather than on a reactive basis.

Ecotec directly manages a trusted network of experienced TM44 assessors selected for technical ability, professionalism and consistency, providing national coverage while retaining direct control of programme delivery.

5

How do we track progress and close out the programme?

Progress can be managed through the client's own CRM, CAFM or monitoring platform, so the programme remains visible within the systems the client already uses.

Site status can be updated through planned attendance, survey completion, report production and lodgement, with completed reports and supporting information uploaded to the client's system as required.

Ecotec is familiar with Verisae and similar CAFM platforms, including job completion and close-out workflows. This helps ensure a survey is not only technically completed, but also correctly recorded and closed within the client's own process.
